§ 19-404. Notice to subdivider of additional requirements for approval.

  • (a)

    The agent or his appointed representative shall discuss the preliminary plat with the subdivider in order to determine whether or not his preliminary plat generally conforms to the requirements of this chapter and of the county zoning ordinance, when applicable. The subdivider shall then be advised in writing within sixty (60) days, which may be by formal letter, email or by legible markings on a copy of the preliminary plat, concerning any additional data that may be required, the character and the extent of public improvements that will have to be made.

    (b)

    The agent shall also require the subdivider to provide an estimate of the cost of construction or improvements and the amount of the performance bond (letter of credit or cashier's check) which will be required as a prerequisite to approval of the final subdivision plat. In reviewing the cost of required improvements and the amount of the performance bond, prepared and provided by the subdivider, the agent may consult with a duly licensed engineer or any other professional knowledgeable of land development, construction costs, and development finance, who shall prepare this data for the agent.

    (c)

    Approval by the agent of the preliminary plat does not constitute a guarantee of approval of the final plat.
